Home Information PacksIf you are putting your property on the market for sale you will need to provide a Home Information Pack (HIP). At present a property can be placed on the market as soon as a Home information Pack has been ordered but after 31st December 2008 the HIP must be available before marketing can begin. What is a Home Information Pack? A Home Information Pack contains essential information about the property to be sold and by providing the search results and key information at an early stage a HIP should enable potential buyers to make an informed decision before offering to purchase, help reduce delays and avoid the risk of a sale falling through. For leasehold properties the HIP must also include a copy of the lease and from 31st December 2008 details of the ground rent, service charges and insurance. What is an Energy Performance Certificate? An Energy Performance Certificate reveals how energy efficient the home is and the impact that it has on the environment. The EPC will also recommend cost effective energy saving improvements. How can we help? What will a HIP cost me?The cost of a Cole & Co HIP is £295 – slightly more if your property is unregistered or leasehold.
