Home Information Packs

If you are putting your property on the market for sale you will need to provide a Home Information Pack (HIP) before marketing can begin.

What is a Home Information Pack? A Home Information Pack contains essential information about the property to be sold and by providing the search results and key information at an early stage a HIP should enable potential buyers to make an informed decision before offering to purchase, help reduce delays and avoid the risk of a sale falling through.

All Home Information Packs must contain:

• An index (a list of the contents)
• A sale statement (a summary of the terms of sale and details of the property)
• Documents of title (evidence of the seller's ownership)
• Local Authority enquiries and a water and drainage search
• An Energy Performance Certificate (EPC)
• A Property Information Questionnaire (PIQ)

For leasehold properties the HIP must also include a copy of the lease.

What is an Energy Performance Certificate? An Energy Performance Certificate reveals how energy efficient the home is and the impact that it has on the environment. The EPC will also recommend cost effective energy saving improvements.

What will a HIP cost me? The cost of a Cole & Co HIP starts at just £250 on the basis that you instruct us to deal with your conveyancing – slightly more if your property has an unregistered or leasehold title or is out of the Norfolk and Norwich area. Please ask for details.

How do I order a HIP? Leave it to us. Once you instruct us we will take care of the rest and issue your HIP as soon as we can.
